Search & Curation

We activate both portal and off-market channels. Every property is pre-screened against your criteria: neighbourhood, building quality, legal status, and price integrity. You only see what genuinely qualifies.

Due Diligence & Negotiation

Technical, legal, and environmental review of every shortlisted property. Our specialist real estate lawyer reviews the arras contract, the private purchase contract, and the final notarial deed, in your language, before you sign anything. We negotiate from a position of independent market data. The goal is not to close fast. It is to close right.

Closing & Beyond

We coordinate the full closing process: notary appointment, final document review, and payment structure. Post-signing, we assist with the official registration of the property in your name and the liquidation of applicable taxes, so that the acquisition is legally complete in every sense. We remain available after completion for any post-purchase need.

Financial Structure

How We Get Paid

01. Administration Fee

Paid at mandate signing. Fully deducted from the final commission at closing. It covers:

  • Initial consultation and acquisition strategy tailored to your situation
  • Activation of both portal and off-market channels. Every property pre-screened against your criteria: neighbourhood, building quality, legal status, and price integrity
  • Coordination and accompanied viewings of the properties you select. No limit on visits
  • Full due diligence: technical, legal, and environmental review of every shortlisted property
  • Legal review of the arras contract, private purchase contract, and final notarial deed in your language, before you sign anything. Negotiation from a position of independent market data
  • A minimum of 2 months of dedicated work, often 3 or more. No limits, no shortcuts

02. Success Fee

Our commission is success-based and structured in two payments:

  • 50% at the signing of the arras contract. 50% at the final notarial deed. If there is no arras contract, 100% is paid at the final notarial deed
  • The fee scales with the purchase price. We discuss the exact structure during your Strategy Call
  • We are paid only if we close. If we do not find the right property, there is no success fee
  • The mandate is drafted in two languages and signed before any search begins. Everything agreed in writing from day one

It depends on your situation. The fastest acquisitions, without mortgage financing, can close in as little as one week from mandate signing. Without mortgage, the typical timeline is one month. With the full process: search, selection, due diligence, negotiation, and notary, the usual timeframe is 3 to 4 months. We work at your pace, not ours.

Absolutely. Your priorities can evolve, and often do. We adapt the search as your understanding of the market deepens. Adding a new neighbourhood, removing one that no longer fits, or refining your criteria mid-search is part of the process, not an exception to it.

No. We do not cap the number of properties we source or visits we arrange. Our filter is quality, not quantity. You only see what genuinely qualifies, but there is no ceiling on how many options we explore to find the right one.

Most clients begin the process remotely. We conduct the full search, shortlisting, and due diligence phase without requiring your physical presence. You travel when it is strategically worth your time, typically for 2 to 3 shortlisted property visits and the notary signing. No. The Atelier works exclusively for buyers and tenants. We maintain no listing inventory and have no commercial relationship with sellers. Our mandate is signed with the buyer before any search begins.

At the start of every engagement, we sign a formal buyer's mandate, a written agreement that establishes our exclusive commitment to you. At signing, an administration fee of €4,000 (IVA included) is paid. This amount is fully deducted from the final commission at closing. It is not an extra cost. It formalises the relationship and confirms mutual commitment.
